What is a DSCR Loan?

A DSCR loan is designed for real estate investors who want to qualify based on a property’s cash flow—not their personal income. Instead of tax returns or pay stubs, lenders look at whether your rental income covers the mortgage and expenses. Even if the rents fall a little short, there may still be options.

Why Florida Investors Love DSCR Loans

Florida is a hotspot for real estate investment, and DSCR loans are a perfect fit for:

What is LTV (Loan-to-Value) and Why Does It Matter?

LTV—Loan-to-Value ratio—is simply the value of the property compared to how much you’re borrowing from the bank. The lower your LTV (meaning, the bigger your down payment), the better your rates and terms. Why? The bank figures that someone with more skin in the game is less likely to default.

  • Max LTV on a DSCR is 85%—so you guessed it, that’s 15% down.

  • Depending on your profile, the bank might require a larger down payment. Factors include property condition, location, type, your experience, market trends, and of course, credit.

  • You can always put down more if you want, but keep in mind some banks won’t lend under a certain amount (for example, no loans under $150K).

Property types: SFR (Single Family Residence), multifamily, condo, townhome, and commercial.

How Do DSCR Loans Work?

  • Qualification: Lenders use the property’s DSCR (Net Operating Income ÷ Debt Payments). A DSCR of 1.0+ means the property pays for itself. (If your calculation is less than 1, don’t worry—we can often still make it work.)

  • Example: Buy a $500,000 property, borrow $400,000—your LTV is 80%. If your monthly payment (including taxes, insurance, HOA) is $4,000 and you collect $4,000 in rent, you’re golden. That’s a 1.0 DSCR—the property covers its debts.

  • No personal income or employment checks: The focus is on the asset, not your paychecks.

  • Documentation: Credit report, proof of down payment, lease/rental history, property appraisal. No proof of funds needed for refinances.

  • Self-employed buyers who want to skip tax return paperwork
